[Malta, 18 November 2024] – Anderton SICAV PLC, a  global multi-fund investment platform, has officially announced the launch of the Endeavour Real Assets Fund II, a Notified Alternative Investment Fund (NAIF) designed for institutional investors seeking high-return real estate exposure in the dynamic Central and Eastern European (CEE) markets.

Fund's strategy focuses on pre-commercialized, high-demand real estate developments, primarily in Poland. With projected internal rates of return (IRR) ranging between 16% and 23%, the fund is structured to outperform traditional real estate investment models through a disciplined, opportunistic strategy backed by robust collateral and risk-mitigation mechanisms.

Build-to-Sale Strategy

Unlike conventional core or value-add real estate strategies that rely on long-term appreciation or rental income, Endeavour Real Assets Fund II is driven by a build-to-sale approach. This model focuses on rapid capital deployment and timely project exits, allowing profits to be locked in early through pre-sales and redeployed into new developments, enhancing capital turnover. The fund also leverages opportunistic acquisitions—such as underutilized or distressed properties ripe for transformation—adding significant value through redevelopment and active asset management.

These assets are expected to generate returns through diversified income streams, including lease agreements, operational revenues, and capital appreciation, aligned with the Sub-Fund’s objectives of delivering stable cash flows, portfolio diversification and long-term growth.
