Endeavour Real Assets Fund II is a SICAV sub-fund managed by Anderton SICAV p.l.c. It is targeted at professional investors seeking access to diversified, high-potential real estate and energy infrastructure projects. The fund focuses primarily on the Polish market and other Central and Eastern European countries, executing transactions valued between 1 and 7 million EUR. By combining debt financing with equity investments in special-purpose development vehicles (SPVs), the fund offers stable, high returns with controlled risk. The fund is regulated by Malta Financial Services Authority, notified by the Polish Financial Supervision Authority (KNF) and the Central Bank of Ireland, ensuring full compliance with European regulatory standards.
Fund’s objective is to achieve high returns through strategic pre-commercialization investments in real estate projects with a strong emphasis on opportunistic build-to-sale strategies. The fund focuses on equity investments in SPVs joint ventures with established developers. The manager targets bank- preapproved real estate projects, developing properties specifically for sale upon completion. This strategy focuses on building properties for immediate sale, aiming for internal rates of return (IRRs) outperforming standalone core, core+, and value-add real estate strategies. We aim for returns between 16-23+%. Typically, investment capital is returned within 3 years.
Target investments may include renewable energy facilities, alongside production-oriented assets and industrial developments. The Sub-Fund may also pursue opportunities in pre-built or permit-ready facilities designed for industrial or energy-related operations, providing rapid deployment potential and scalability. These assets are expected to generate returns through diversified income streams, including lease agreements, operational revenues, and capital appreciation, aligned with the Sub-Fund’s objectives of delivering stable cash flows, portfolio diversification and long-term growth.
By proactively positioning itself in the development structure, the fund secures equity at lower costs, seizing opportunities before substantial increases in real estate project values occur.
